Two homes list this season in Moonlight Basin at nearly the same number. One conveys a Signature membership position with full access to The Reserve, the private Jack Nicklaus course. The next carries a Sports position with no course access at all. The third, an owner who never joined, conveys nothing but the walls.

The MLS renders these as three comparable listings. They are not comparable. The membership status attached to the deed is often the single largest variable in a Moonlight home's carrying cost, resale audience, and true price, and it rarely shows up in the headline.

Three Deeds Hiding Inside One Price Band

Moonlight Basin Club publishes two membership categories, and a third category, no membership at all, exists by default because Moonlight property ownership is not a membership requirement per the Club's own materials on the Nicklaus Design site. That distinction matters at closing.

A buyer reading only the list price sees one number. A buyer reading the deed sees which of these three lives the home actually offers.

Why the Deed Matters More Than the MLS Suggests

The Club does not publish a public price sheet for current initiation and dues, so buyers cannot line up two listings and back into the cost gap from public records alone. A 2023 feature on Moonlight Basin's own site referenced golf memberships requiring a $150,000 deposit and $16,500 annual dues at that time, which gives the shape of the number without confirming today's terms. Member Services is the definitive source for current figures, and buyers who skip that call are underwriting a deal against a price sheet they have never seen.

The conveyance question is separate from the price question, and it is where most surprises live. Some Moonlight properties or specific membership positions convey privileges at closing; others do not. A listing agent's language matters here. "Membership available" is not the same as "Signature membership conveys," and the difference between the two is often six figures of deposit and years of position on any applicable list.

The friction to plan for is not the initiation figure. It is the gap between what the listing implies about access and what the deed actually transfers. Confirm conveyance in writing before earnest money moves.

What the One&Only Ceiling Did to the Ladder Below It

One&Only Moonlight Basin opened in November 2025 on 240 acres inside the broader 8,000-acre Moonlight footprint, with 62 private homes, 19 cabins, and a 73-key hotel designed by Olson Kundig, plus a private heated gondola to Big Sky Resort's Madison Base. TIME named it to World's Greatest Places 2026. Branded residences at One&Only start at roughly $9 million per Moonlight's own materials, and Robb Report profiled an $8.8 million residence at 76B Roosevelt Road as an example of what is trading now.

That ceiling has quietly rewired the read on everything under it. Moonlight condos still start below $2 million and lots from around $3.4 million per the same source. The stretch between those floors and the One&Only floor is where deed-level membership status does most of its work. When the top of the market is a branded residence with concierge-managed rental participation and global brand privileges, the mid-market buyer chooses partly on club access, because that is the lever that most reshapes an ordinary Moonlight home into a resort-grade one.

The Reciprocity Asymmetry That Changes Your Resale Audience

Spanish Peaks Signature Golf members receive reciprocal access to The Reserve. Publicly available materials describe that reciprocity as ten tee times annually with 48-hour advanced reservations for events and clubhouse dining. A Moonlight Signature member walks onto The Reserve without a cap. A Spanish Peaks member walks onto The Reserve ten times a year.

Read that asymmetry as a buyer-pool signal at resale. A Moonlight home with a Signature deed will appeal to a Spanish Peaks owner shopping for a second property with unrestricted Reserve access, because their existing membership already reciprocates in the other direction and they know exactly what a cap feels like. The Sports-deed home appeals to a very different buyer, one whose weekly rhythm centers on the lodges, Ulery's Lake, and skiing rather than the golf course. Two prospective sellers with nearly identical homes will run two different marketing plans, and pricing off "comps" that ignore this split produces a stale number.

Rental Math Depends on Which Lodge You Are In

For buyers modeling any rental participation, the guest-access rule is a hard constraint rather than a soft consideration. Public policy from Moonlight Lodging states that guest access to Club amenities is not available for homes outside of LakeLodge and Moonlight Lodge. Rent a Silvertip Cabin or a Saddle Ridge Townhome to a friend of a friend, and that renter does not step onto the private club side of the community. Rent a LakeLodge Residence, and they generally can, subject to any per-adult-per-night guest fee shown in current listings.

This changes the pro forma in a specific way. A rental buyer in a non-lodge product prices to a guest who came for skiing and the outdoors, without member-side dining or pools. A rental buyer in LakeLodge or Moonlight Lodge inventory prices to a guest who effectively rents into the Club for the week. Same nightly rate on paper, two different products in practice, and one supports a materially higher ceiling.

The Near-Term Supply Picture

Madison County's staff report on Moonlight Basin West 1 approved a mixed-use PUD across roughly 835 acres, with 69 single-family lots plus residential and commercial tracts inside the larger Moonlight Overall Development Plan. Additional expansion into Madison Village is on the developer's forward map, and CBRE's case study on the Moonlight assemblage cited two base villages master-planned for 1,650 residential units with roughly 350 sold at time of sale and 3,700 acres planned for future development.

For a buyer today, that pipeline is neither bullish nor bearish on its face. It is a reason to weight current deed-attached membership positions carefully. Positions attached to legacy inventory transfer under today's rules. Positions attached to future phases will transfer under whatever rules the Club sets when those phases plat. If Club category names, deposits, or benefits shift between now and then, the deed you buy today is a hedge against those shifts, or an exposure to them, depending on how it is structured.

Questions to Ask Before You Write the Offer

  • Does a Moonlight Basin Club membership convey with this deed, and if so, in which category?
  • If it conveys, is the position current, in good standing, and free of pending assessments?
  • What is the current deposit, initiation, transfer, and dues stack directly from Member Services in writing?
  • Is Jack Creek Road access included with the specific category attached to this home?
  • For LakeLodge or Moonlight Lodge units, what is the current per-adult-per-night guest access fee, and does it apply to short-term rental guests?
  • For non-lodge units, are there any rental restrictions in the CC&Rs beyond the Club's guest access rule?
  • If reciprocity is part of the appeal, what is the current cap and reservation window at The Reserve for reciprocal play, and at reciprocal courses for Moonlight Signature members?

Any listing that resists clean answers to these questions is not a bad property. It is a property whose true price is still being discovered.
